Some properties are difficult to put into words, this is one of them. 110 acres of nature with waterfrontage on the very private Holland Lake, where privacy really does mean privacy. Surrounded by forest, fields and water, theres a sense of peace here thats hard to describe, the quiet, the smell of the woods, the sound of the water and the feeling that youve truly gotten away from it all. Yet youre just minutes from Harvey and approximately 30 minutes from Fredericton. Open fields and meadows give way to mature forest, winding trails, streams, a beaver pond and abundant wildlife. Explore by foot, ATV or horseback. For those dreaming of homesteading, a recreational getaway, private retreat, potential retreat/business venture, or simply a place to live in peace, the possibilities are incredible. A timber cruise was completed approximately 20 years ago, and the woodland has not been harvested since (Selective cut done in 2001 had very littel impact on the forest stands according top the seller) Approximately four acres surrounding the home are fenced and landscaped, with Haskap bushes, groundnuts, apple trees, Jerusalem artichokes, flowering raspberry, quince and more. The home itself is wonderfully rustic, a true labour of love, built using wood harvested right from the property. The main level offers a kitchen, living room, full bath and primary suite with den. A huge finished loft provides additional bedroom or flexible living space. The walkout lower level includes a small studio, 2-piece bath and family room or bedroom and requires some finishing work. Theres even a separate doggy apartment with its own access. Three wood stoves provide warmth, supplemented by electric baseboard heat and a Venmar heat-recovery ventilation system. An outdoor shower, 40 x 24 tarp garage and several outbuildings complete the property. 110 acres to homestead, explore, create, retreat, or simply live in peace. (id:51075)
